O'Shanter Development Company is a family-owned and managed property management and development firm. With more than 50 employees at 24 sites the company is able to address the needs of all its clients and tenants. In addition to managing its own multi-residential properties, about a third of portfolio features third party properties. The property portfolio exceeds 1,650,000 square feet and comprised of over 2500 residential rental units.

The supervisory staff specializes in Operational and Project Management, Construction, Energy Management, Fire Code Retrofit, Mechanical Systems, Heating, Ventilation and Air Conditioning, Electrical, and Plumbing. Housing all this available talent and expertise under one roof provides our tenants with a team of professionals working to ensure our buildings are managed professionally and efficiently.

O'Shanter was the first property management company in Canada to achieve ISO 9001 Quality Management and ISO 14001 Environmental Management certifications. The company holds itself to the highest standards of professional practices.

History

O’Shanter Development Company is a family-owned and -managed property management and development firm. Adam and Jonathan Krehm now manage the company their father, William, founded in Toronto in 1955. O'Shanter has its roots as a small housing business localized in the central Toronto. The business slowly expanded and shifted its focus to rental apartments. The company has further developed and currently has interests in a diverse portfolio that includes the management and ownership of commercial properties, rental apartments, and single unit housing .

Approach and Philosophy


Our turnkey management philosophy lets you focus on monitoring and expanding your real estate investments without the headache of dealing with your property’s daily operations. We make this possible by providing comprehensive, monthly management, financial, and variance reports to keep you fully apprised. Our property managers maintain strong relationships with our owner-clients for all decisions relating to non-budgeted and/or unforeseen situations — including emergencies. We also manage all human resource and staffing areas, including hiring, supervising, ongoing evaluation, and management of daily affairs.

Our 24/7/365 emergency response plan features access to our maintenance team for round-the-clock response to unexpected situations. Because of this preparation strategy, our property managers and general manager can provide direction and respond to emergencies where required.

We are committed to straightforward, pragmatic, and efficient service. This helps make O’Shanter a name that attracts exceptionally talented staff with low turnover (average tenure length is about 13 years), and a loyal roster of clients. Our third party owner-clients back our high standard of integrity, communication, and honesty. In fact, some have become business partners in joint ventures.

ISO 9000 Certification in Quality Management


Since 2002, our company has met the rigorous operational standards established by the International Standards Organization. Achieving and maintaining this consistency of quality is significant when managing the 2,000-plus suites comprising our property portfolio. This certification mandates that internal and external audits be completed annually to assure these high standards throughout our operations. The ISO 9000 certification functions as an industry benchmark for management service, and it helps us strive to constantly improve our efficiency and quality.

ISO 14000 Certification in Environmental Management


In addition to ISO 9000 certification, we also lead the industry in environmental management, earning the ISO 14000 certification. This distinguishes us from our competitors in the GTA as the only property management firm to have certification for both. This environmental certification acknowledges the continuing efforts we make to curtail energy consumption while engaging greener operational practices.
